The Nicho House: A Masterclass in Restoration
The Vision: The Nicho House is more than a home; it is an 80-year-old authentic Santa Fe adobe reimagined for the modern collector. Our goal was to honor the historic bones of the structure while stripping away the decades to reveal a minimalist, ultra-contemporary sanctuary.
Engineering the Open Concept: To create the signature flow of this residence, we undertook a complex structural rehab, removing load-bearing adobe walls and replacing them with industrial steel beams. This allowed for a rare, sun-drenched open layout—a feat of modern engineering in a nearly century-old residence.
The Details: Where Global Craft Meets Local Earth
The Signature Nichos: Traditionally, nichos / niches were small, humble recesses in adobe walls. At The Nicho House, we transformed this cultural hallmark into a permanent art installation. With over 50 custom-built niches equipped with museum-grade, low-voltage lighting, the architecture itself becomes the gallery.
The Material Palette: The rehab was defined by a commitment to tactile luxury. We paired the raw texture of the original adobe with sleek, high-end finishes: polished white cement floors, hand-applied Italian microcement, and a 9-foot Italian granite kitchen island framed by French white oak cabinetry.
Global Curation: Every corner of the house tells a story of global travel. From the 100-year-old handcrafted Afghanistan gate at the entrance to the curated masks and textiles from 50 plus countries, the property is a bridge between Santa Fe heritage and world culture.
The Experience: A Living Museum
Thoughtful Luxury: Every detail was considered during the 2025 rehab—from the custom-carved monolithic stone sinks to the 65-inch deep-soaking tub and the modern electric Whirlpool laundry suite. It is a space designed for those who appreciate the intersection of history, art, and uncompromising modern comfort.
The Transformation: Historic Adobe to Living Museum

The arrival experience was redefined by installing a century-old handcrafted Afghanistan wood courtyard gate. We paired this historic piece with sculptural banana yucca landscaping and gated off-street parking for two vehicles

We removed century old load bearing adobe walls and integrated industrial steel beams to create a rare, sun-drenched flow throughout the 186 SQM interior. This structural rehab transformed dark, partitioned rooms into a seamless social core with polished white cement floors.
